If I buy an established home, I generally trust that city planning and infrastructure knows/knew more about the safety of the area than I do. I'm not gonna bash on people who put similar trust in a city.
The bottom line: the city couldn'd resist a quick buck.

Yup, excellent advise.. that's a great area to live and not far from Nose Hill Park..
Basically anything south of Memorial and downtown is where the problem is..
Except for the massive grass fires that run through Nose Hill every 4-5 years
The vast majority of South Calgary had zero flooding... A handful of neighbourhoods along the Bow in the SE and the immediate communities along the Elbow just off of downtown got nailed.... But like Gerry said, hardly anyone in South Calgary was impacted
No, the Winnipeg type diversion is not possible with the Calgary layout.
We are just going to have to live with what we have. But with proper planning its possible to minimize the damage. It shouldn't happen to often,,,,hopefully !!

It's not only "don't offer flood policies to people in areas of high risk", it's any home owner. Insurance doesn't cover 'overland' floodwaters. (comes in through windows, doors, cracks in foundation). Only if the 'water' comes up through sewage drains. I found that out the hard way.They don't duck, they just don't offer flood policies to people in areas of high risk.
