Going wild on the kitchen and master bathroom is a great marketing technique, but it's highly unlikely that you'll get your money out.
On that note, the price the house accordingly (perhaps a little lower) without dropping 6 figures on renos and market it as discounted to accommodate those renos by the new buyer

Just open up vacant land and build on it. Who would have ever thought it was that easy? You don’t need a 16-point government plan to repair a mess that many argue they helped create.
You don’t need what some call an intolerant foreign investor tax to cool off the market.
No, to correct insane housing prices you just need to “significantly increase the number of new ground-related housing units built,” says Ryerson professor Frank Clayton, a senior research fellow and economist.
That’s it? “Yes,” says Clayton. “And compromise.”
(Oh RIGHT! Compromise with powerful NIMBY groups in Toronto? HAHAHA! The Moore Park NIMBY`s are so powerful they SHUT OFF public access to roads in their neighbourhood- once they decided too many commuters were using them!)
(Other well heeled NIMBY`s are using their political clout to ensure NOTHING NEW get built in their area without huge and costly argument! History buff NIMBY`s work to save all manner of architectural trivia- wasting time and money- and trying the public patience!)
A report he and professor David Amborski — director of Ryerson’s Centre for Urban Research and Land Development — released Tuesday suggests the GTA’s rising housing prices are due largely to a government-induced serviced land shortage.
(That I WILL agree with! LIE-berals need ALL OUR MONEY to buy more fuel for the govt gravy train! Without a steady flow of gravy to civil service Hogs, LIE-berals will be TOAST! So there is no govt money left for new roads or new transit. And besides, LIE-berals are trying to steal votes away from Green Party airheads and don’t want to be seen contributing to urban sprawl!)
And blame for that problem “falls largely on the provincial government and municipalities for failing to respond effectively to the expected demand,” says a release about the report.
(Do these airhead profs think LIE-berals can somehow CREATE LAND in Toronto with a wave of a magic wand? A further issue is the cost of providing expanded govt services for new housing sub division- all those new cops and new firemen and their costly trucks and etc are expensive and politicians have discovered that home owners that have been in place for many years resent having to pay huge tax increases to provide services to `johnny come lately` types. Add in the further problem of the ever expanding Hog work force with its ever expanding demand for new gravy, new office space and new govt vehicles. Growing a city is COSTLY- and Hogs are like dogs- if you have only one it listens to you. But if you have ten dogs, they listen to each other and ignore you- just like Hogs! And LIE-berals are already feeling pinched between the demands of Hogs and the fiscal panic of the regular public!)
There’s lots of land. It’s just that developers are not allowed to build on it.
(Oh sure- there is LOTS of land at Ataratiri- the huge PLANNED but never built housing complex on the Toronto east end port lands! Govt spent a billion dollars forcing out businesses and buying up land etc- and then discovered that after a century of heavy industrial activity, that land is too polluted to live on without HUGE soil remediation! There is LOTS of vacant land in Toronto- too bad its polluted or too close to flood prone areas, or too close to highways or industrial areas that produce awkward smells or late night noises! Toronto Silly Hall has been arguing about the west end slaughterhouses for several decades- do they want the jobs and tax revenue or do they want to kill off the noises and smells? Its one or the other and Silly Hall does not want to kill jobs or offend tax payers- so it is paralyzed!)
(There is also Gardiner Expressway to consider- that massive crumbling pile of concrete that is an essential life line into the lower part of Toronto! LIE-berals want it torn down- in part because the cost of repairing it will interfere with their gravy train! And- as it looks to me- LIE-berals also want the lands near Gardiner to build housing on so they can collect more tax revenue and new residents can live free from the noise and pollution of Gardiner- too bad though for anybody who needs Gardiner for deliveries or commuting or etc. Hypocrite Hogs do not want us peasants driving through their neighborhoods- but they DO expect access to major highways located near their neighbourhoods- but NOT IN- so they can speed quickly to their country estates in Muskoka!)
This, says Clayton, must change.
“Not to build single family houses and or condominium towers,” but to construct “townhouses and stacked apartment-style” buildings.
(Stacked town houses and apartments are exactly the kind of development that brings out the strongest NIMBY objectors! Toronto Hogs do not want their nice neighbourhoods filled up with POOR people or with the welfare bums and security risks that represent the dregs of the insane LIE-beral immigration system- or with the recently released from jail but not at all reformed drug dealers, addicts, gang bangers, hookers and etc! Toronto Hogs are painfully aware that cheap housing too often also attracts cheap renters and Hogs pay good money to live AWAY from such people!)
Do it on “obsolete and industrial lands.”
More supply, he says, will correct a market that has passed by many average families.
“Stop strangling the middle class,” was the headline in a clever full-page ad in the Toronto Sun on Tuesday. Placed by a group called the Conservative Values of Canada (CVC), it featured a cartoon of Premier Kathleen Wynne pulling a green belt around the GTA middle class.
“Premier Wynne is purposely driving house prices out of reach of middle-class families,” it stated. “In 2005, the Liberal Party placed a 325-km green belt around the Greater Toronto Area — banning development on over 2 million acres across the top of the city.”
They have put forward a petition to open up some of the green belt to help create more supply.
(The green belt being referred to is the Oak Ridges Moraine- a handy aquifer that helps supply clean drinking water to numerous municipal wells around southern Ontari-owe and thus really ought not to be paved over! There is also the issue of how wise it is to pave over our best farmland at a time when a billion people go hungry on a daily basis- and the new LIE-beral Carbon tax is designed to PUNISH us for having vegetables and fruit shipped in from far away California! Much of our fruit and vegetables currently come from California where the long term consequences of massive irrigation are coming to a dangerous head- with water growing very difficult to get as droughts increase and costs soar-we may not get easy access to cheap food in future and may need to go back to growing our own!)
(Then of course there is also the long planned LIE-beral policy of squeezing another MILLION PEOPLE into the GTA for the sake of environmental issues. Living packed together helps reduce carbon emissions and saves on commuting costs but it is Not how most of us CHOOSE to live! Cdn Geographic Magazine and other news media have told us that people living down town often actually have a HIGHER carbon foot print than suburbanites due to increased cooling costs with all that concrete acting as a heat sink! Then there is the carbon consuming weekend flight- often hundreds of KM one way- from the concrete condo canyons to someplace green and growing- like Muskoka!)
“The social consequences are immense as young middle-class families are struggling to make ends meet,” said CVC President Charles McVety. “The average price of a single house in Toronto was $335,907 in 2005. Now the average is close to $1.5 million. Young middle-class families have little hope of buying a house thanks to Premier Kathleen Wynne and the Liberal Party.”
(Another reason for high house prices is that a house represents the LAST DECENT financial investment available to ordinary Cdns! Thanks to LIE-beral manipulation of interest rates, the return on conventional banking investments is regarded as a SICK LIE-BERAL JOKE by people trying to save for their old age- or trying to put money aside for after their jobs and industries dry up and move to Mexico or China!)
While Clayton says it’s true that in 2005, the Liberals “got out a map” and circled areas to “get as much land as possible to fall within the green zones,” building in the green belt is not even necessary.
“It’s more about the white belt — commercial lands no longer in use that could be converted.”
And building could start tomorrow.
(Or not- if NIMBY groups choose to continue complaining about mid-rise slums being built in their area- ones that will have `affordable` housing and low life types in the units. Or if govt sets other selfish priorities, such as catering to Muslim refugees who need a huge array of govt aid that will limit govt spending on other matters! And nobody wants to talk about how the Sardines will feel after being crammed onto any TTC vehicle if city planners do cram a million more people into Toronto as planned!)
(There are just too many competing needs for Socialist Silly Hall to be able to sort it all out. Throw in the total fiscal debauchery of LIE-beral spending and debt and Silly Hall is not just paralyzed- it is set forever in stone!)
