No it wouldn't I've posted a link explaining the VFF TC before. It's really not that complicated. If people don't understand it and require me to explain it, then I'm not sure if I really want to commit the time required....and continue with the topic of this thread.

That's already happening here to some extent. The seniors want to be close to health care providers. Rural hospitals aren't the best so the exodus has started. There are some sweet deals on top end homes.
