Great theory - but Calgary is already one of the most spread out cities - how much further do you suggest we sprawl?

Isn't that the truth. Took me nearly an hour to get to some work sites this summer, though I was in the south west corner. The construction on Glenmore didn't help. Build up, not out!:smile:

Looking at my post back in May, I said I'd stay in Ottawa. Now I'm here in Edmonton after vowing to stay in one of the best cities in the country. The lure of the dollar is a powerful thing.

If you can’t pay for rent in Alberta because of the boom then you should ask for a raise or get a higher paying job.

Rental markets anywhere is based on the average persons ability to pay if the landlord charges more for their units then they run the risk of not being able to rent out their units.

Alberta is going through an economic boom employers are screaming for workers so their business can flourish.

Employers will not be able to pay low wages or they will not get anybody to work for them.

You will get the raise because your boss will have to pay a lot more to train and keep a new worker.

Actually, employers are scaling down, moving, or asking their workers to go on salary (unpaid overtime). Mobility, which was huge for workers two years ago, is gone. Leave a job before two years are up, and good luck finding a replacement position anywhere in the same industry.

Housing is through the roof, yes, and a lot of landlords who bought before the boom are cashing in with horrific rent increases. Soon there will be an easing of supply as speculators (evil pricks) go broke because their over-leveraged condos are not appreciating fast enough in value to cover the financing costs.

This is one case where I love capitalism.

It's already happening. Rental rates have come down considerably in the last 6 months.

Yep it's citigroup thing, buy at 425k - now worth 375k - 50k gone into thin air - keep it and your mad, walk away and the banks mad - better the bank mad.
 
... and Calgary's average house price has fallen from $505 920 in Aug 2006 to current avg of about $450,000. Lower priced are indici of a market that is more competitive overall, and also one where the number of sales in the upper price bracket (700k +) have dropped substantially.

I think it is sad.. we rent.. our neigbours pay 1100 a month.. we pay 1700..... we are looking to move. our landlords just bought this past summer.... good luck making the mortgage payment....

CNRL one of the biggest oilsand plants going up in MacMurray would rather fly people in and out of their site rather than pay Albertans wages that are required to live there.

Canadian Natural is one of the most selfish and greedy corporations in Canada working there is like working in a totalitarian state- lousy food, lousy lodgings, lousy Safety, Inferior building practices and materials- won't be surprised if it explodes during startup. we called the foreign workers oompaloompas because of CNRLS total control over them.

I know what you mean, before I moved back to the Countryside I rented a one bdrm condo in Edmonton and it was bought by a couple for 185,000 I had a year lease for 700.00/mth and by my calcs that would only cover about half the expenses of owning it 1100.00 mort + 200.00 condo fees +200.00 taxes when the lease ran out they wanted to increase my rent by 300.00/mth to a 1000.00/mth - not likely, I moved. I am not paying for someone elses short sightedness.
