The 2005 Alberta Tenancies act turned the Rental market into a carnival. Moral: don't rent a home or house suite in Alberta. Rents are skyrocketing because the suite market dried up.
wow that's too bad. My girlfriend is renting out there because her husband has been transferred for his job. They are paying more for an 800 ft square condo in downtown Edmonton than they paid here in Ontario for a 2500 square foot home with three levels. It's crazy.

Yeah, I can't fathom paying $350,000 to $400,000 for a home here in Ardrie, Alberta when I purchased land and building a house, for less that $150,000 on a 2 acre parcel..

The houses here are so close together and no privacy.

The province is planning on bringing in a Provincial Sales Tax.. so that should slow the pace on new residences.. the Alberta appeal will wither a little.

Yeah, I can't fathom paying $350,000 to $400,000 for a home here in Ardrie, Alberta when I purchased land and building a house, for less that $150,000 on a 2 acre parcel..

The houses here are so close together and no privacy.

The province is planning on bringing in a Provincial Sales Tax.. so that should slow the pace on new residences.. the Alberta appeal will wither a little.

PST doesn't apply to houses as far as I know. In BC they have a property transfer tax of 1% plus GST on a new home. If it has had a previous owner it is just the 1% and even that is forgiven if you are a first time buyer.

I'm talking in general.. Alberta does not have a PST currently..one of the reasons I moved here and Free Health Care.. no monthly premium.

Under the conservatives that is all coming to an end.. they want to bring in a PST and have residents start paying for their health coverage again.. sad the Conservatives have pissed away all of Alberta's surplus..

I'll be voting Wild Rose next election.

yeppir. The Brilliant legal minds of Alberta had a 'lapse' in 2005, when they failed to ask the basic question:
" Why would a landlord want to evict a good rent paying tenant"?

The big apartment management companies just flout the law anyway. The can muster enough muscle to throw people out. PLUS drying up the market drove their profits up.
Normally, eviction is Alberta is Three weeks to court, then the judge give 17 days, and you get a 200.00 damages award. Which you can't collect, anyway.

I would just like to reiterate that these people are not representative of the actual Freeman movement. They have twisted what we stand for into a deviant morality which we abhor. The main credo of real Freemen is harm no-one and these idiots are certainly not adhering to that. The majority of those involved are simply looking for a smaller & more accountable govt, more personal freedom and responsibility and a move away from debt-based fiat currency. Basically we want the govt and corporations and banks under the people instead of the opposite which is what we have today.

That tax is sure a crock of sh*t, Nick. Back in 2000 when I bought a house in Grand Forks after ****ering all day on the price and finally getting it down to what I thought I could afford the realtor springs that tax on me adding another $1200 to the price? Was I in high dudgeon or what?

most places the houses are close together, especially if they are new, it's the way builders make more money by dividing the lots...more lots, more houses, bigger profit...here if you want a generous amount of land in between your house and your neighbours you have to go with a certain "era" of home when they built them that way... million plus houses around here are still close together if you buy in a regular burb.

They rented directly from the condo owner, it's a beautiful place, great location, but small. You really have to be careful when renting your place out. Guy down the hall did it. The tenants painted over the fabulous wood cabinets in the kitchen and that was just for starters... he was pretty miserable when he saw it... freaking goofs, you have to put everything in writing...they seemed like a nice enough couple when he rented it out...by the time they moved out, place was also full of smoke, lovely.

I work with a group of people within the movement. We are not the radical, extremists that get into the news such as this idiot. We seek ways to revert to a smaller and more accountable govt with less taxation on the individuals that represents the people and their will rather than corporations and banks. We want to be rid of the debt-based fiat currency system that guarantees perpetual growth of public debt. We are not opposed to laws and regulations, we are opposed to statutes that micro-manage free adults with monetary penalties for doing nothing in the way of harm to anybody.

Would love to have a detailed discussion about it anytime but find boards like this aren't the place.
