According to a discussion I just heard on C.B.C. radio, rental scams are running rampant, especially in areas where rental availability is under 4%. Typically people make a deposit and the property doesn't materialize. I would suggest one should do nothing until he's actually visited the property and checked it out. Then I would go to land registry to confirm ownership of the property and his address. Then I would submit the money ONLY at that address and get a receipt. Beware of absentee owners. Get confirmation from his bank of an account matching the owner's name and address before depositing money.


Another safe alternative would be through a real estate agent.
