I sold my house and SUITE at a capital appreciation profit. Never again. After , I asked Norman view Properties haw they handle tenants in their eleven four story plexes.

They give 12 to 24 hour evictions on Thursday send in big friendly packers, put the belongings at the curb Friday / Saturday Morning. Since they have a pet lawyer, Alberta Tenant coddling and criminal social Services leaves them alone.

I think you inherit tenants in a property purchase, you need to still abide by lease agreements and what not. Not 100% on that, but pretty sure.

Either way, with this guy living there who in the hell would buy that place?

In Ontario techniquely you can't sell a rental property without giving fair and reasonable notice. And you can't sell if there is a lease in place unless the lease goes with it but since this tenant is not honouring the lease then there is no lease.

I'd be speaking to a real estate agent about putting a for sale sign up. Other than that, I would consider waiting until he goes out, breaking and entering, moving his things onto the lawn and then changing the locks.

Correct, I have not and damn but that is unfair. I know tenants need to be protected from being taken advantage of but so do landlords and their property.

It's enough to make one consider resorting to equally unethical behavior. I like fair and can go with fair, but when fair vanishes and it becomes just a game of wits (and that's what this guy is doing) then I would play the game. I am certain some lawyer would take her case just for sheer challenge.

Look, you can't fight using illegal actions against this scammer and doing so would get you in trouble.

It's great to vent the ideas, but acting on them would most likely put your azz in jail.. and for what, this piece of shyte.

Boom is absolutely right. When I lived in the continental towers, the owners evicted a tenant on short notice. Suite was firebombed in a week. Two story climb.

BS - Eviction can occur on an emergency basis within 24 hrs if need be, more common is 2 weeks for non payment... Get the judgement and then send in the Sheriff who will take the azzhole out by force kicking and screaming.

by the by, Sheriff will seize all of buddy's belongings in order to satisfy the unpaid rent

The emergency evictions are under the old Act, not the 2005 act. Her best bet is to go before Masters in Chambers, who will grant a 2 week eviction. Plus peppercorn expenses.
Hopefully, in two weeks he hasn't removed the drywall and sold the pipes for scrap copper.

You know, I read about this guy, all the things he's doing, it's got to take some planning. How much work that must be! Imagine if he actually applied himself to something useful. I know he wouldn't, guys got to be a psychopath to do this.

She then has to track down the damages, ( good luck there!) pay the sherriff, pay the realtor to sell the property. Renovate. Pay her lawyer. Prob. a 20,000.00 bill
yeah sounds brutal...the cost of doing business I guess...terribleas it would seem some individuals have no conscience or concern about others.

Yep. Now is a very good time to from a consortium and build Concrete apartments in Alberta. Include a health club, with free memberships for your 'packers'.

The House part of the rental market is drying up real fast.

meh I have no desire to have a house...I am a condo dweller and love it, no lawns, no shoveling, nice pool, tennis courts and exercise room ... I can be social if I choose, we have a games room and people gather there frequently, they party constantly so there is always someone to have a quick glass with if you choose or shut my door and speak to no one for days...housing market has been soft here but is building again...peaks and valleys...always.

It's not the life for everyone though, it is group dwelling so you have to be flexible. I'm okay with that.

No garden, no privacy, no personalization of the exterior, no freedom to crank your guitar to 3 at AM, no heinous odours wafting down the hall.

so then what does eviction mean? I don't get it then...he has been told he must repay all rent and vacate... why send the sheriff then
