Sakatoon neighbourhoods

Hello everyone,

For a newcomer to Saskatoon, what would the good/not-so-good neighbourhoods be? I'm looking at buying a house/condo (haven't decided yet) in a nice, peaceful, family-friendly area (no bars, venues or other noisy & potentially annoying elements, please). A search on Google for good/bad neighbourhoods in Saskatoon yielded virtually no results -- so I'm going to need a helping hand here. What would the global characteristics be for Areas 1-5? or for specific neighbourhoods?

And they do have a good university the downfall is that it is in saskatchewan is all. That university is rated higher then calgary's... not that that is hard at all.

Sounds like you want to stay out of what most cities call the core neighbourhoods. In Saskatoon, those are Riversdale, Pleasant Hill, King George, Westmount and Caswell Hill. They're the ones that surround the downtown on the west side of the river. Generally, the better neighbourhoods are east of the river, and west of the river but well north. Out the west side of the city away from the core neighbourhoods are some nice areas, but they tend to have lower property values, smaller lots, and smaller homes. There's one exception, the Montgomery Place neighbourhood in the southwest. It was originally a special development set aside for veterans of WW2 , and featured very large lots. Many of them have been subdivided now, but I'm sure many of the original big ones are still around. There were no sidewalks there the last time I looked, part of the development plan being to minimize property taxes, but that was 15 years ago and may have changed.

Don't write off the core neighbourhoods though. In Caswell Hill in particular you can find some lovely big old houses in well-treed neighbourhoods for good prices. What you need is a smart, well-informed real estate agent. You're not likely to find much truth searching on the web; every place is going to try to make itself look better than it is. Ya gotta tour the place with somebody who knows it well and understands what you want.

These are the only neighborhoods I would move to:
- Silverwood Heights (very Conservative)
- Lawson Heights
- River Heights
- City Park (it may not look nice at first sight, but there are some nice, cheap houses, and there are no bars, crime, etc.) (not very Conservative at all, I LIKE THAT!)
- Confederation Park
- and any place on the east side of town.

Best Neighbourhoods

We just moved into the City last year. We looked all over and decided that Silverwood Heights in the north end was the place for us to be. Houses are a realistic price, yards are mature, neighbours are great and no bars etc to cause excess noise. Also just a nice walk to the river.

After growing up on the eastside and living most of my adult life on the westside (15 yrs)...it is great to finally be back living on the eastside, which is where I have been living for the past year now. I certainl do not miss the westside...higher crime rates and a lot of shadey people. Not that there isnt any of that on the eastside...but it just seems to be everywhere on the westside.
I feel safer here... although I am kind of glad in a way that my kids got to grow up on the westside...they are a little more "street smart" and will tolerate a lot less B.S.than most of these eastside kids...
