Niagara Falls, where is a good area?

Are there any bad areas to live in Niagara falls? I was looking east of Victoria st near the old school, is this a bad area?
Are these areas good investments?

Basically the canadian side of the falls is nicer than the american side which is practically a giant ghetto

I would avoid the area between the American side and the Canadian side.
