I think that Silvan is even worse for property prices. Its insane. I was talking to the wife the other day about it and she mentioned that one of the homes that came across her desk was a home in Forrest Lawn that went for over 200k. In Forrest Lawn.

We also lived in Forrest Lawn, Heights, Marboro Park, Heights and somewhere near the Shinook Mall.

I'd suggest that you can't afford to live in Toronto on that salary. And I'd suggest taht at your ages, with no kids, now is the time to partake of the Alberta boom. However, you'll have one heck of a time finding affordable living, if what I'm told is true.

That said, I'd think about going west, young man. However, you might want to put out feelers in your field first.....look for people doing the same work out there, and sound them out.

One of our guys, an engineering technician fresh out of school, just gave his notice, he's going west at a starting pay of 80,000 per year.

Good luck trying to buy a house for $100,000 in Calgary.

Found several nices places within an hours drive for that price and less. Found a 3 bedroom place on 1/2 acre for 49,000 in Cluny

Do the math closely. At 40k your maximum monthly housing expenses shouldn't be more than $1,065.00. Your after tax monthly dollars are about $2710.00. That leaves you about $50 a day for transportation, investing, groceries, insurance, telephone, discretionary etc. If you're buying anything close to a fixer upper you'll have money falling out of your pockets on a regular basis. If you're looking at a condo, read carefully the strata minutes. Often major expenses loom at the whim of a political council.

I can't speak for Alberta or Ontario but in BC 100k will buy you a small garage or apartment in drug zone. If you have kids on the horizon, multiply all your expenses and problems by 2. The housing market is very high, you could be paying a premium for low value. Renting will look pretty good if the market goes south. Be careful. Get a budget calculator and really do the math and homework.

Thanks... thats what the wife and I have been doing. Your figures aren't too far off of mine. Toronto just doesn't seem realistic at what I make in salary.

I work in the Water/Watewater Industry... My loyality to the company is the only thing that binds me there... I could find a better job if I looked into it actively.
